Who is your agent actually working for?

Most of the agents who show you properties in Spain are paid by the seller. Legally and financially, their job is to get the seller the highest price possible. That doesn’t make them dishonest — it’s simply how the system is built. But it does mean that, however friendly the viewing feels, they are not on your side of the table.

When you engage us as your buyer’s agent, that changes completely. Our fee is paid by you, the buyer — because you are the one commissioning the work: sourcing the right property, negotiating the price, verifying its legal status, and carrying the process through to the signed deed. There is no seller paying us in the background, and no split loyalty.

In practice, this arrangement usually saves buyers considerably more than our fee costs. Negotiation is the clearest example. Asking prices in this region are often set with room to move, and knowing how much room — street by street, town by town — is exactly the kind of local knowledge an outside buyer can’t have. A few thousand euros saved on the purchase price alone typically covers our fee several times over.

Legal verification is the less visible one, but often the more important one. We regularly find issues before signing that would have been expensive or difficult to resolve afterwards — an unregistered extension, a boundary that doesn’t match the cadastral plan, an outstanding charge on the property.
