Golden Beach is not a complex we market. It is the complex we developed. Seven buildings across three phases on the seafront of Sant Carles de la Ràpita, each with its own communal gardens, pools and sports areas.

Nearly five hundred apartments from one to three bedrooms — ground-floor units with private gardens and penthouses with solarium terraces. At the door: the Playa de les Delícies with Blue Flag status year after year, and the promenade that runs all the way to the Ràpita Sailing Club.

We know every building, every orientation, every phase. No one can manage a purchase or a rental here better than those who built it.

We offer a different model. You buy your apartment at Golden Beach. You tell us which weeks you will use it. We take care of everything else: tourist licence, listings, guests, cleaning, maintenance and monthly statements.

Can I rent out my Golden Beach apartment when I am not using it?

Yes. We manage the full holiday rental cycle through Lloguers Vacacionals S.L.: tourist licence, listing on platforms, guest check-in/check-out, cleaning, maintenance and monthly statements. You receive the net income in your account.

What is the rental yield at Golden Beach?

Yield depends on the apartment type, floor, orientation and the weeks you reserve for personal use. A 2-bedroom apartment available for 20 weeks per year typically generates between €4,000 and €7,000 in net income. We provide a personalised projection before any purchase commitment.

Can I buy as a non-resident?

Yes. Non-residents can purchase property in Spain freely. The main requirement is a NIE (foreign identification number), obtainable at a Spanish consulate in your home country. We guide you through the entire process — fully remotely if needed.

What are the purchase costs on top of the price?

Second-hand properties are subject to ITP (Property Transfer Tax), which in Catalonia is 10% of the purchase price. New build properties are subject to VAT at 10%. On top of this, notary, land registry and administration fees typically add 1–2%. We provide a full cost breakdown for each property before you commit.

How much time can I reserve for my own use?

As the owner, you decide. You simply tell us which dates you want to use and we block them. The more weeks available for rental, the higher the annual income. We help you find the right balance for your situation.
