Tourist licences in brief
To rent a home to holidaymakers in Catalonia it must be registered as a tourist-use dwelling (HUT) in the Catalan Tourism Register:
- The whole home, with a valid certificate of habitability: it cannot be let room by room as an HUT.
- Prior notification to the town council and the registration number displayed in every advert.
- Some municipalities require prior planning permission (Decree-Law 3/2023): always check before buying.
Not every home can obtain a licence, which is why we check it before you commit. If you would rather have a long-term tenant, tell us and we will explain our residential letting service.
FAQ
What owners ask us
Can I use the property myself for part of the year?
Yes. We will agree with you the period when you occupy your home, block it on every channel and have the home ready for your arrival. The rest of the year we put it on the holiday rental market.
I live abroad. How do I follow what is happening?
You receive a monthly statement and report with bookings, income and reviews, and you can reach us directly by WhatsApp or email in English.
How is rental income taxed if I am not resident in Spain?
Non-residents declare Spanish rental income through non-resident income tax (form 210). Residents of the EU or EEA pay 19% and can deduct related expenses; residents of other countries pay 24% on gross income. We provide the figures your tax adviser needs.
Can any property get a tourist licence?
No. It depends on the municipality, the certificate of habitability and local planning rules. We check it before you start, so you don’t invest in a property that cannot be registered.
Who welcomes the guests?
A member of our team meets them, shows them the apartment and gives them local recommendations. It is what guests value most in their reviews.
